What to look for in a Rental Property

What to look for in a Rental PropertyA rental property is a way to set yourself up in an area you love, but it’s important to note that there are certain factors to consider before making your decision on which property is right for you.
The process of searching for a rental property can be time-consuming so we’ve created a simple checklist to help you compare what you inspect over the weekend.

1.    Location, Location, Location
The neighbourhood is just as important as the home itself. Make sure you check if the property is near parks, schools, shops and public transport. Is parking available, if so how big is the car space/garage?

2. Storage space
Be mindful during an inspection of your current furniture and goods. Take a moment to visualise how all your belongings will fit into the home and any storage space. Otherwise, you may find yourself needing to rent external space (or part with that favourite arm chair).

3. Condition of the property
Is the property well maintained? Is it likely you will need to request repairs by the landlord? What can be fixed by agreement before you move in?

4. Security
Take a thorough investigation for your own peace. Pay close attention to security around the entrance- doors, keys, passcodes, tags etc. If you’re on the bottom floor of an apartment complex – are their suitable security measures in place?

5. The ideal Property manager
Do your research on who manages the property. Is it the letting agent? Often the most successful rental agreements are supported by well-honed property management processes and a great team!

At Croll, we pride ourselves for being trusted with a substantial number of property managements throughout the lower north shore and surrounds. The Property Management staff at Croll Real Estate have all been ‘hand-picked’. Being a boutique agency it’s critical our team members are not only ‘top of their game’ but they also need to be ‘the right fit’.

When it comes to Property Management our processes are second to none – just ask our happy landlords – and even happier tenants
