Finding a property Manager that takes care of the tenants as well as the property is hard to come by - our experience with Caroline was just that. Caroline went out of her way to ensure that we were always communicated with when changes happened and when the property went on the market - (a particularly tricky time) Caroline ensured that the tenants in the building had as little impact as possible. Recently I approached Andrew Croll regarding selling a small block of units in Mosman that had been owned by a family company since the seventies. Andrew immediately organised a marketing strategy and schedule and auction date. He and Gayle Clifford were available at any time for the numerous queries I had and he and his team worked solidly with inspections and contracts of sale etc. Caroline Carroll from the property management department spent a considerable amount of time liaising with the existing tenants, so the whole process went extremely smoothly. About ten years ago Caroline Carroll of Crolls became responsible for the maintenance and management of the units and has done so ever since.
Having been involved with real estate for many years I have been totally delighted with her expertise and diligence. Her rapport with the tenants has been extremely helpful and there have been times when she has been responsible for remodelling, choosing materials etc and she has done it with great style and flair. At all times she has been mindful of getting the best result (cost wise) for the owner, whilst keeping the tenants comfortable and happy.

Dear Colin and Andrew,
I just thought I would send you an email to give you feedback of my and my wife's dealings with Caroline Carroll while we were tenants at 20 Cairo Street Cammeray. Our tenancy ended in January.
As you may or may not know we had a significant mould problem in the property leading to us not being able to sleep in or even use the main bedroom. We then had protracted and tense discussions and negotiations with the landlord regarding this problem with Caroline playing the negotiator and "middle man".
During the process of these negotiations Caroline was exceptionally professional in a not particularly pleasant environment. Caroline provided a balanced view and counsel and in the end helped resolve the situation relatively amicably. At no stage did Caroline make us feel as if our concerns were not serious and unfounded. In fact she provided a caring ear to my emotional and pregnant wife!
It is not often these days that you get exceptional service and help so I thought I should let you know that it was exactly those qualities that Caroline provided us while we were tenants of Cairo Street.

Two and a half years ago, I asked Crolls to take over looking after my flat in Landers Rd, Lane Cove, and Caroline Immediately became involved. As a change from the previous real estate agent, suddenly i was receiving wonderful support and communication regarding management of the flat and other related issues. This years show was an unprecedented success and we at Redlands are very appreciative of your sponsorship. During the three weeks of the show we had a record number of visitors, four paintings were sold and the Redlands collection has grown with two more extraordinary works by Rodney Pope and emerging artist Beth Norling. One of the most successful aspects of the exhibition this year has been the introduction of special events at the gallery to coincide with the show. Robert Hughes presented his new auto-biography and delighted the audience with his memoirs. An art speaker series followed with some of Sydneys most informed and erudite art specialists leading the programme. There was lunchtime concert series, which lent a charming element to the splendid environment of the gallery. Finally, visiting artist in residence, Anne Cape, took her audience on a journey of creativity detailing her process as she worked. These mornings were also attended by Redlands students who gained tremendous insight and enjoyment watching Anne produce a series of works. I recently contacted Caroline Carroll with regard to a property that i own at 19 Watson Street, Neutral Bay.
To give you some background to the phone call, I manage my property myself and had put the rent up. Not having heard from my tenants by the givendate i assumed that they would be staying on, which is when i contacted 5 agents in the Neutral Bay area. As the property next door to mine is leased through McGrath i contacted them first. The property manager at McGrath and at several other agents were to say the least unprofessional, they sounded very young and inexperienced and did not inspire any confidence from me at all.
Out of those 5 agents, Caroline was the only one that promptly sent out the information that i required, she was also confident and professional in her manner and i immediately felt comfortable in engaging the services of Croll First National if i needed.
As it turned out my tenants are staying and I will continue to manage the property mayself, however I felt that should be aware of the excellent service that Caroline is providing. I have had several dealings with Real Estate Agents over the years and can honestly say that I've never been as impressed as this. I have several friends that own properties in the Neutral Bay and Mosman area and i have already passed on Caroline's details to them.
