As a buyer, I was very impressed with the level of service from Alex Waley at Croll. There were some unusual circumstances about the property that I was interested in and without Alex's commitment to helping both myself and the vendor get what we wanted, I don't think this property would have been sold. He was open and honest about the issues from the start, was extremely helpful in getting me more information about the said issues (including getting me in touch with people on the exec committee so I can get the story straight from the people involved), was prompt in responding to my phone calls and emails (we were on the phone several times a day over about 2 weeks!), and kept me well-informed on progress with discussions with the vendor. I just thought I would send you an email to give you feedback of my and my wife's dealings with Caroline Carroll while we were tenants at 20 Cairo Street Cammeray. Our tenancy ended in January.
As you may or may not know we had a significant mould problem in the property leading to us not being able to sleep in or even use the main bedroom. We then had protracted and tense discussions and negotiations with the landlord regarding this problem with Caroline playing the negotiator and "middle man".
During the process of these negotiations Caroline was exceptionally professional in a not particularly pleasant environment. Caroline provided a balanced view and counsel and in the end helped resolve the situation relatively amicably. At no stage did Caroline make us feel as if our concerns were not serious and unfounded. In fact she provided a caring ear to my emotional and pregnant wife!
It is not often these days that you get exceptional service and help so I thought I should let you know that it was exactly those qualities that Caroline provided us while we were tenants of Cairo Street.

As executors of a deceased estate, my friend and I engaged with Andrew Croll and his team at Croll First National Real Estate to sell one of the estate's property assets, which was a block of four flats (2 bedrooms each).
We selected Andrew Croll and his team after reviewing a number of agents operating in Neutral Bay. We based our decision on Andrew's knowledge of the area, our trust in him, his understanding of the property, his appreciation of the property's sale potential and his firm's established client base, which could enhance the sales outcome. Importantly, Andrew's assessment of the property's worth was significantly higher than the other agent's we spoke to. The result of the auction, which we were very pleased with, was exactly in line with Andrew's belief and advice as to its potential value.
Andrew and his team also acted very professionally and sensitively in engaging directly with the tenants of the building to help ensure they were on-side regarding opening hours and providing the required property access to potential buyers. He also arranged for a vacant apartment to be furnished. These and other pre-sale issues were handled by Andrew and his competent team, which meant the calls on our time were minimal.
During the pre-auction sale process, Andrew gave us regular updates directly and by email and liaised with our solicitor when required. On the day before the auction, Andrew and his team directly called over sixty interested parties to gauge their interest and their intention to be present at the auction. As a result, many were present at the auction.
We were very pleased with the auction outcome. The end result was exactly in line with Andrew's belief in what the property should sell for, which was a much higher price than that estimated by the other agents we reviewed. In fact, the end price was $200,000 above our reserve price.
Without hesitation, I commend Andrew Croll and his team. Their service, drive, support and insight were invaluable to us.

I recently contacted Caroline Carroll with regard to a property that i own at 19 Watson Street, Neutral Bay.
To give you some background to the phone call, I manage my property myself and had put the rent up. Not having heard from my tenants by the givendate i assumed that they would be staying on, which is when i contacted 5 agents in the Neutral Bay area. As the property next door to mine is leased through McGrath i contacted them first. The property manager at McGrath and at several other agents were to say the least unprofessional, they sounded very young and inexperienced and did not inspire any confidence from me at all.
Out of those 5 agents, Caroline was the only one that promptly sent out the information that i required, she was also confident and professional in her manner and i immediately felt comfortable in engaging the services of Croll First National if i needed.
As it turned out my tenants are staying and I will continue to manage the property mayself, however I felt that should be aware of the excellent service that Caroline is providing. I have had several dealings with Real Estate Agents over the years and can honestly say that I've never been as impressed as this. I have several friends that own properties in the Neutral Bay and Mosman area and i have already passed on Caroline's details to them.
